Asphalt resurfacing explained.
Most asphalt surfaces fail from the top down long before the base does. UV, rain, oil, hairline cracks, faded color, surface raveling. If the base underneath is still sound, putting a fresh 1.5 to 2 inch lift over the top is one of the smartest moves in paving. New color, sealed cracks, fresh surface, same useful life as a new driveway, half the cost of a tear-out.
When resurfacing is right
Good candidates: surface cracking but no deep base failure, minor low spots, faded and worn color, worn-out sealcoat that won't take another coat. Bad candidates: alligator cracking across a wide area (base failure showing through), heaving from roots or frost, standing water in large pools (bad drainage the overlay won't fix). How we do overlays
We start by repairing any failed spots with hot patches, crack-sealing everything, and sweeping the surface clean. Then a tack coat goes down for bond, followed by 1.5 to 2 inches of fresh hot mix rolled tight. Edges are trimmed into the existing grade, transitions to garages and sidewalks are feathered clean, and the final surface drains the way it was meant to.
Ballpark pricing
Resurfacing typically runs $3 to $5 per square foot, versus $6 to $12 for a full tear-out and re-pave. On a 2,000 square foot driveway that's a real difference, $6,000 to $10,000 saved. But it only works if the base is still solid, and we won't sell it to you if it's not.
