Asphalt resurfacing explained.

Most asphalt surfaces fail from the top down long before the base does. UV, rain, oil, hairline cracks, faded color, surface raveling. If the base underneath is still sound, putting a fresh 1.5 to 2 inch lift over the top is one of the smartest moves in paving. New color, sealed cracks, fresh surface, same useful life as a new driveway, half the cost of a tear-out.

When resurfacing is right

Good candidates: surface cracking but no deep base failure, minor low spots, faded and worn color, worn-out sealcoat that won't take another coat. Bad candidates: alligator cracking across a wide area (base failure showing through), heaving from roots or frost, standing water in large pools (bad drainage the overlay won't fix). How we do overlays

We start by repairing any failed spots with hot patches, crack-sealing everything, and sweeping the surface clean. Then a tack coat goes down for bond, followed by 1.5 to 2 inches of fresh hot mix rolled tight. Edges are trimmed into the existing grade, transitions to garages and sidewalks are feathered clean, and the final surface drains the way it was meant to.

Ballpark pricing

Resurfacing typically runs $3 to $5 per square foot, versus $6 to $12 for a full tear-out and re-pave. On a 2,000 square foot driveway that's a real difference, $6,000 to $10,000 saved. But it only works if the base is still solid, and we won't sell it to you if it's not.

Short answer: we walk it and tell you. Long answer: if the base is still firm, cracks are hairline to moderate, and there's no deep heaving or widespread alligator cracking, you're a candidate. If the asphalt is soft underfoot in spots or has real potholes, the base is compromised and overlay won't fix it.
10 to 15 years on a typical Seattle-area driveway with basic sealcoat maintenance every 2 to 3 years. Commercial lots get similar life if the tonnage isn't too heavy. Overlays on badly-prepped bases fail in 3 to 5 years, which is why evaluation matters.
Yes, by 1.5 to 2 inches. We plan ahead for that: garage door clearance, sidewalk transitions, apron meets, drainage grates. If there's a height problem (e.g. garage floor is already low), we can mill the old surface first to hold the final elevation.
Old, worn sealcoat, yes, but we'll need to scratch or power-broom it first for a good bond. Fresh sealcoat, no, we'd have to strip it. Most resurfacing candidates haven't been sealed in years, so this rarely comes up.
