Overview

Sealcoating in the PNW.

Asphalt binders begin oxidizing after installation. UV dries the top layer, rain leaches oils and wet winters force water into small cracks. Sealcoating adds a protective layer, restores color and helps extend pavement life.

What we sealcoat

Residential driveways, commercial parking lots, townhome complexes, HOAs, apartment drive lanes, private roads, and small industrial yards. If it's asphalt and not actively failing, sealcoating is cheap insurance against having to pave again in five years.

How we do it right

A good sealcoat job isn't just "paint it black." We pressure-clean the surface, repair any visible cracks and small holes, remove oil spots with primer, then apply two coats of commercial-grade coal tar or asphalt emulsion sealer by spray and squeegee. Lines get re-striped after cure. We block the area to keep traffic off for 24 to 48 hours depending on weather.

Every 2 to 3 years for residential driveways, every 2 years for commercial lots with heavy traffic. The first sealcoat after a new install should wait 6 to 12 months for the mat to fully cure. In the PNW, regular sealcoating matters more than drier climates because of how hard wet winters are on asphalt binders.
April through early October is the window. Surface temps need to be above 55 degrees with no rain forecast for 24 to 48 hours. We watch the forecast closely and schedule around the wet spells.
24 hours for foot traffic, 48 hours before driving on it. Hot, sunny PNW summer days let us sometimes reopen in 24 hours, cool damp days need a full 48 to 72.
Hairline cracks, yes. Anything wider than a pencil needs to be crack-sealed separately before the sealcoat goes on, otherwise water keeps getting underneath. We include crack evaluation on every quote and sell the fix straight, no upsell nonsense.
