Service · Sealcoating
Sunscreen and raincoat
for your asphalt.
A fresh sealcoat every 2 to 3 years helps Washington driveways and lots resist oxidation, cracking, UV, rain and winter conditions. We sealcoat residential and commercial asphalt across the state.
Overview
Sealcoating in the PNW.
Asphalt binders begin oxidizing after installation. UV dries the top layer, rain leaches oils and wet winters force water into small cracks. Sealcoating adds a protective layer, restores color and helps extend pavement life.
What we sealcoat
Residential driveways, commercial parking lots, townhome complexes, HOAs, apartment drive lanes, private roads, and small industrial yards. If it's asphalt and not actively failing, sealcoating is cheap insurance against having to pave again in five years.
How we do it right
A good sealcoat job isn't just "paint it black." We pressure-clean the surface, repair any visible cracks and small holes, remove oil spots with primer, then apply two coats of commercial-grade coal tar or asphalt emulsion sealer by spray and squeegee. Lines get re-striped after cure. We block the area to keep traffic off for 24 to 48 hours depending on weather.
